FAQ

How long will the transaction take?
Allow a minimum of 10 weeks after instructing Solicitors. We always do all that we can to progress your transaction as quickly as possible. However, we are unable to offer a guarantee with regards the moving in date until we are in a position to exchange contracts.

2. How soon do I need to pay any monies?
Your Solicitors will request £300.00 once we have been instructed; the same being part payment of our agreed fee.

3 . How much deposit will I require?
It is normal for a deposit to be paid on exchange of contracts. Although many people think that a 10% is required and this is often untrue. If you are buying and selling simultaneously then we are usually able to use your buyer's deposit in connection with your purchase. If you are just buying then the amount of deposit will usually depend upon the size of your mortgage ( if any). If less than 90% then you will usually be required to pay 10%, however, if borrowing more than this then the seller's Solicitors will need to be advised to accept the amount available by you.

When do I need to arrange Building Insurance?
Unless your lender is arranging the building insurance or it is a leasehold property and the freeholder deals with the insurance you must arrange your building insurance from exchange of contracts, as the property will be at your risk from that date.
